You can scale but I think you want to get into larger MF asap. Was talking to someone last week locally who has about 90 sfr’s and over the last few years has began doing apartments. He said his biggest regret is not going to the bigger properties sooner. It slowed his growth focusing on the smaller properties

Fantastic book!! I'm about 3/4ths of the way through. Didn't start using sticky notes until about halfway through, going back through the first half of the book to find everything I need is gonna take some real time lol. I would highly recommend the sticky notes though, the book is absolutely packed with actionable advice!

@Greg Scully I live in Chattanooga and am working toward apartment syndication. Has Chattanooga treated you pretty well for apartment investing? I'm just now working on demographics, reading through Joe Fairless' book and lactually currently learning how to get a good handle on doing market research, as well as picking my 2 target markets

@Account Closed I'm 25 and just beginning my investment journey. I really wish I had know what I know now at your age, I would have loved to have started earlier and begun that compounding process at an earlier age (which makes a huge difference in long-term wealth building). I would jump in and go for it if I were you. I don't have a lot of money myself to invest so that is why I am working full-time to start apartment investing, you can raise the capital for it and make it more worth your investors and your own time. I've made the jump and I now work full-time in learning and working toward my first deal. I've learned that even though it is terrifying, we really need to think bigger, I've learned that SFH really don't align with my goals, and I personally think it would be harder to raise money for a SFH.

Best Ever Apartment Syndication Book by @Theo Hicks and @Joe Fairless is amazing so far. I haven't finished it yet but it goes into detail more than other books I've read and I'm really learning a lot

@John Fortes Absolutely, yeah I'm not interested in trying to force a mentorship out of it because I know that if they weren't into it then it would probably not be the best quality anyway. Anyone you recommend to pay for coaching? I'm a little skeptical of this route unless they have plenty of reviews and/or are a well-known coach. I've been burned on a payed coaching relationship once before many years ago when I was younger and a lot dumber

@John Fortes I actually just told one of my friends about these investments last night and my desire to syndicate deals. He works in construction with the desire to go into development in a few years. As soon as I told him about this he named off about 3 names who he knows who are pretty serious into commercial MF investing and have plenty of experience. 

My buddy said he can arrange for me to meet them pretty easily. They should be pretty solid local connections.
