Hi Veronica, I would say maybe have a call with @Dmitriy Fomichenko to go over this as that is what my wife and I have done. I did not fully understand it either and with both of us being worried about issues, Dmitriy was able to answer all of our questions, and explain how it works. We will be using him and his company with this process once we finish up our taxes and contributions for 2020. I will say that it may be best to review your 401k plan and information as I left a W2 job, and also have a SEP for my personal company. The W2 I am cashing out and they are taking forever to approve it and get the money to me. We will be using the SEP in a few months to turn into the solo/SD401k for investing. I hope this helps.

Hello BP community,

I as well as my wife are in the process of studying to get our real estate license. We are planning to take our exams within the next 3 weeks.

We are also wanting to invest in sfh BRRR and smaller multifamily properties.

I wanted to ask if anyone had any advice on things to either start doing now to give ourselves the best start possible, or to do immediately once we obtain our license?

Hey Nathan,

A lot of good food for thought here, and also another option.

You can go to a JR. college to save money, and transfer into a university, however I have not seen the mention of CLEP testing through your degree. This will allow you to study and test your way through the classes that are deemed, less helpful, for your investing goals. Also saves a bunch of time and money.

I think getting your RE license while you’re in the process in order to give you a leg up in certain aspects, as well as generating an income while you study would be helpful. Even if you just get a position as an assistant.

Thank you Jason, I am interested in trying the Brrrr method, however do need insights to local rents, as well as local overall market. I also would like to buy and hold for appreciation. Would you have time sometime the next few days to chat and offer some onsite on the local market?

Essentially if like to set up a day to possibly meet and tour around some potential properties/areas to get a firm grasp on what we may be getting into.

Do you see these kind of opportunities with recent prices in the CA market place? Looking at purchasing multi-family units closer to Fresno. The comps don't warrant a huge return for BRRRR however with purchase prices near mid to high $3xxk and decent rents ($700-$1,00) per tenant at the moment, wanting to see if maybe a slower approach to the rehab aspect would be worth it?

Thoughts?
