Reeder Asset Management is a very involved company in the investor associations.

The guys at Rhino Property Management are good people as well and they charge a flat fee per door not a percentage.

I have been chasing notice of defaults (pre-foreclosures) in Weber and Davis County for a few months. I have been following up with a few leads for a couple months now. I know that their auction date must be getting close or at least announced.

From what I have heard this is supposed to be publicly listed. Where can I find out their auction sale date?

@Greg Lemmon thanks for looking at the data for me in the area. Basically the only offer I will be sending is going to be pennies on the dollar and have some creative financing. Even then I am wondering if I am up for it if he accepts.

Alright keyword Utah. I have a lead for a home in......RANDOLPH UTAH! Anyone ever been to this place know anything about it or happened to drive through?

I know its a longshot as google tells me the population is 486.

Anyway I have a lead from a guy that owns a home free and clear and has cancer. Needs a quick sell. Hes motivated but this is not a market I would typically deal in. Comments?

Hey Brian that sounds like a pretty cool project you are putting together.

Something I would consider myself is not only the cost to build but the future value of the completed project. 4 townhomes would essentially be 4 seperate assets compared to a 4 plex that could only be liquidated with one transaction.

@Dale Nesmith ksl.com has a large classifieds section specifically for utah and some of idaho.

@Nathan Reo Hey another Nathan here. Your probably becoming a pro at analyzing deals by now so you know one when you see one. It sounds like you are doing your part to find a deal. If you get out to some of these networking events and let them know what your looking for then you can have multiple eyes out there looking for you.

Any investors in Utah have some experiences they would like to share about bandit signs? Was it an effective form of marketing? What county/city did you place them in? Did they disappear quickly or did you get contacted by code enforcement about it being illegal?

I am curious because I have seen the amount of bandit signs around dwindling and want to dig into the reasons why. I am mainly in Davis and Weber counties.
