What to do with a rural lead? Population 486

Alright keyword Utah. I have a lead for a home in......RANDOLPH UTAH! Anyone ever been to this place know anything about it or happened to drive through?

I know its a longshot as google tells me the population is 486.

Anyway I have a lead from a guy that owns a home free and clear and has cancer. Needs a quick sell. Hes motivated but this is not a market I would typically deal in. Comments?

There are flippers who will buy in these locations for the right price. The MLS won't be very representative in communities like this because I don't think there are any RE agents there. To get a better sense of actual activity, you'd have to look at Rich County records to see what's sold.

As a fellow investor says, it doesn't matter if there's only one sale in a given community as long as it's mine.

For me, the hardest part of the whole thing is managing a rehab 2 hours from anywhere.

I think @Douglas Larson has done a rural flip or two.  Maybe he can weigh in.
