Hi Todd,  I would put that in C- or D. As you go East to the center of Ellet towards Mogadore you get higher grade areas but as you go towards Firestone Park lower grade. If you were to look a bit East at Massillon Rd/ Triplett would probably be C/B- grade.

You might choose to make a trip out. I can recommend an agent who knows the West side of Cleveland if you’re interested in that area.

I have also been looking and REM Commercial has been one of the companies I am investigating now.

Thank you all for your encouragement. Sorry for the delay!  This isn't a grand slam, but a base hit to prove the concept and as a building block to attract more capital.

Initial improvements included paint, porch repair, buying appliances, cleaning, misc. odd jobs.  Initial improvement costs are estimates (I still need to tally but they should be close).  8% vacancy is to budget - we acquired 8/26 and start rent 9/24.

I installed a washer/dryer for the upstairs tenant in return for lawn mowing services.  I hope to get the drive plowed for $25/plow when over 3" deep.

 I will manage myself, but the property can be professionally managed (10% gross rents) and still get $100/door.

We just purchased our first duplex in Parma, Ohio that is now fully rented.

Hi Frank

I have not tried this personally but have heard of people posting on Air BNB to attract interns at NASA Glenn in Cleveland.  There is a national draw for this market.  I would think in Akron there would need to be a value to visitors over a hotel. Would you be targeting people who come and visit family in Akron, or perhaps families staying because they have a child in Children's hospital? I would think the rental should be in an A/B neighborhood.

First time looking for renters.  I posted my ad on Postlets.com (now Zillow rents).  I'm getting a lot of canned inquiries about the property.  However, when I give a canned response asking basic questions and indicating requirements, I rarely get a response to my email.  It seems a canned inquiry requires a canned response.  Anything I should be doing to increase interest in the property?  It seems calling all of these people who give canned responses is a waste of time.

Very good question.  The lender closed.  Is it the title company or lender who presents keys at closing?
