How to increase lead conversion on Zillow Rents

First time looking for renters.  I posted my ad on Postlets.com (now Zillow rents).  I'm getting a lot of canned inquiries about the property.  However, when I give a canned response asking basic questions and indicating requirements, I rarely get a response to my email.  It seems a canned inquiry requires a canned response.  Anything I should be doing to increase interest in the property?  It seems calling all of these people who give canned responses is a waste of time.

Canned response from me:

Hello!

Thank you for your interest in the duplex at ---.

  • When are you looking to move in?
  • How many people will be in the unit total?
  • Do you have any pets?
  • Do you need a smoking or non-smoking unit

Please see attached the rental application as well as our privacy statement.

Thank you for considering us as your property manager. Please give us a call to discuss and schedule a showing.
