I’ve started looking hard for off market deals. Cold-calling the owners myself when I see a house that fits my buy box and a house that looks like the owners might be willing to sell. I’ve had some call backs and answers and going to see a property this week. 

 My question is what now? If we settle on a price, how do I go about closing on the house? Im pre approved for an investment loan, but I’m not sure where to start with paperwork.

I hear you about getting "worn out." Only so much you can learn through a podcast. If you're looking for deals with intensity and consistency, a deal will eventually come. Could be a month, could be a year. Never know.

Exit strategy. If I plan to sell a house but can't, can I rent it and cover expenses? If I plan to rent but can't get a tenant, can I sell to cover expenses? Do I have the income to cover the mortgage if I can't rent or sell? Could I short term rent if long term isn't an option? How many nights would it need to be booked to cover expenses? All the not so fun questions to ask if things don't go as planned. 

If you're doing FHA to keep the down payment low, just save what you would be paying in rent for one year and put that towards a down payment. It's hard to go wrong learning how to live on less than you make.

I love reading, commenting on, and seeing success stories, but does anyone have "lesson learned" stories? Way over budget mistakes, tenant stories, misinterpreted area comps, prolonged vacancies that could have been prevented?

@Adrian Smude Gotta accept your health will suffer some. That's life. A solid sleep routine is best for those who work long hours imo.
