@Justin VanDervort - on man! That sounds terrible. Bummed to hear it sounds like you've been taken for a bit of a ride. Hope everything works out for the best despite all this.

@Larry Lee - I love Cookeville! We're in Franklin, TN, but leaving soon for the PNW.

Unfortunately, I don't have any connections for you, but I do recommend you go check out Ralph's Donuts.

Best of luck!

Post: Evictions Database - sort by state and other factors

I came across a really cool tool that helps you analyze regions' evictions rates and other metrics.

https://evictionlab.org is the tool.

You can sort the rate of evictions by states and compare stats by income levels, rates of evictions by days, and even rental property rates.

Since I have property in Washington, but I live in Tennessee, I thought it'd be interesting to compare. There's quite a difference.

I suppose if you invest long-distance, this could be a valuable tool to leverage.

Anyone else using this?

Post: title company chatbot -- need beta testers

I'm building out an automated Facebook chatbot to assist a California title company, located east of Los Angeles, with its lead generation and customer service.

I'm looking for a few people who wouldn't mind being beta testers of this bot when we ship it sometime next week.

If this is of any interest to you, please comment and I'll connect with you and make sure you get to test out the bot. I'm looking for California local realtors, bankers, and loan officers, but it's not absolutely required you be local to the area.

You don't have to be a title officer to help. Only need to be willing to share a little feedback on the chatbot.

Thanks so much!

I'm flying into San Diego from Philadelphia on August 6 and leaving on August 13 for a family vacation. I'd love to meet up with area commercial investors and agents while I'm in the area. I'm not entirely sure where I'm staying (my wife said we're on the beach--I know that is not at all helpful!).

If you'd be open to connecting, shoot me a message so we can jump on the phone quick and see if it makes sense to meet up.

What I'm looking for:

  • Land for large commercial development
  • Student house project sites
  • Mixed use commercial development

Thanks!

I'm flying into Philadelphia airport from Seattle for my brother's wedding August 1 and am leaving August 6. I'd love to meet up with area commercial investors and agents while I'm in the area. I'll be staying in Pottstown (where I'm originally from, but now living in Bellingham, WA), but am interested in meeting up in Harrisburg or Philadelphia.

If you're in those areas, and would be open to connecting, shoot me a message so we can jump on the phone quick and see if it makes sense.

What I'm looking for:

  • Land for large commercial development
  • Student house project sites
  • Mixed use commercial development

Thanks!

Just that--what's the largest (in terms of dollar value) deal you know of that is actively listing for sale?

It can be residential, commercial, or mixed.
