Hi everyone,

I have a tenant is a great tenant. Pays on time, is kind, keeps the home very tidy, and doesn't complain a lot or break things. 

Recently my tenant informed me they have been prescribed a service animal for emotional support. I'm not opposed to their need for the dog and the letter from their doctor looks legit. 

My questions:

  • Do I need to verify the animal is a service animal? Can I without violating patient confidentiality laws?
  • Do we need to amend the lease at all or sign anything acknowledging they now have a service animal and the rules that come with? (such as they're still responsible for all damages caused by the dog)

Hey @Account Closed, thanks for taking the time to reply. Do you work for WCAP? Either way, happy to jump on a call (will dm info).

There definitely seems to be some disconnects of what you know about them and what was communicated to me.

  1. $50K is not guaranteed. The sales rep even mentioned he was going through the program, but only qualified for $30-40K.
  2. I didn't hear anything specific on the fees they charge, despite me asking multiple times. I couldn't even get a range--which tells me there's something to hide. Even an average fee per scenario would have been very helpful.
  3. The sales rep wouldn't confirm or deny all of the funding comes through credit cards. He kept countering my questions with, "Look, you want funding, right?"

Definitely would much rather go FHA, but always interested in exploring alternative options for out of the ordinary scenarios. Thanks for sharing what you know about the service.

@Andrea Wong - I went through the Rockwell online class and bought all three books they recommended. I HIGHLY recommend getting the exam book (a book focused on teaching you how to pass the exam) and doing all of the practice tests. I did the 3 or 4, full-version practice exams (one a day) for the days leading up to my exam and passed on the first go.

I just off my second call with WCAP Financial Services. Long story short, the salesman become combative when I questioned their sources of funding. I requested multiple times to get an explanations and clarity of services, which were countered with, "Don't you want funding?" While I'm still interested in getting more funding, I have a feeling that a service that is solely based on signing me up for credit cards is probably not worth trusting. Has anyone else had better luck with such services?

Post: List of 1400 Contractors to Choose From

So, I've put together a list that is almost 1400 contractors in Whatcom County.

It's the name of the business and their phone number. I think this could be helpful for anyone working in any facet of real estate--especially within and around Whatcom County.

I'm looking for help in coming up with the categories for contractors (so that the list is easily sorted). This is challenging because too many categories will make sorting difficult, but to vague of categories won't be much of an aid either.

I'm also looking for help in actually categorizing the 1400 entries. 

Anyone willing to help me create the best categories and to categorize in exchange for a copy of the list (or) if a bunch of people help out, I we can knock this project out and I'll post the list publicly.
