Regarding DIY, only DIY if you really feel up for it. It can be more expensive than hiring stuff out.

YES! SFH / SFR's are the bread and butter of REI! I know so many people who skip the process of single family rentals to jump into multi and that's totally fine. In fact… I LOVE when they stop buying single families in my market!!! 😎 more for me.

But, really. The biggest observation I have is so many folks use single family to trade into multi. The question for me has to be asked, why not continue to acquire the thing that lets you do that?

The refi part is relatively easy and simple and the more you do it, the more you will find there are a lot of lenders who will do that loan. Happy to discuss further if you have questions but seems like it’s been answered. Good luck.

In my best Dwight Schrute voice, “FALSE.” 

And, not just false, but borderline comical there, although I appreciate some points you made such as REALLY thinking through what it means to be protected attorney wise. 

I’ve got appraiser buddies but I’ve also got some on my crap list. Home inspectors: I know some with a solid understanding of construction having owned properties en masse and then I’ve met the ones who show up with peach fuzz for facial hair barely having left their moms spare bedroom writing reports with 300 things they flag, killing a deal due to their incompetent opinion. 

In life, I do my best to not generalize anyone. I’m not going to defend or attack entire groups based on career… maybe with exceptions to terrorists. Okay yeah, terrorists suck. All of ‘em. 

But dude, I don’t see a world in which a few bad apples means you don’t invest in Real Estate. Respectfully, I emphatically disagree.
