Many resemble the pad Sinwar was in when the IDF took him out. Let's be honest.

Quote from @Chris Seveney:

@Eric Marquez

Top three things for any program that people should run far away from

1. They discuss earning X amount of dollars per month.

2. They promote a lifestyle versus how to actually do something.

3. They’re spending money on Facebook or Google ads.

These are just Marketing ploys to try and get you to sign up for a program and the odds of being successful are pretty much zero. The people who are successful, probably are already in the business or have some background and really do not generate any more knowledge from the training. Atleast not for what they pay.

Like wearing shades at a resort's pool with hooters waitresses they paid to hang out with and a lambo rented from Turo.

Post: What's Bigger Pocket's view on IG Gurus like Thach and Jake....

Quote from @Andrew Syrios:

I don't think BiggerPockets itself has opinions on specific gurus. Generally speaking, it has and most of us on BP have a pretty negative view of most gurus. That's a bit of a blurry title though, I'm not against coaching or paid coaching. But I have a very low opinion of guru types (high priced, lots of upselling, big promises, selling a life style in their ads more than information, etc.)

I wrote a piece about them a while back: https://www.biggerpockets.com/blog/pushing-back-against-real...

And I'd also check out James Jani's great video on gurus:

That being said, I don't know anything specifically about Thach Nguyen or Jake Leicht so I don't have an opinion on them specifically. Asking for $5000 upfront is a real bad sign though.

Yep. Most of these "gurus" have only one skill. That is to repackage what others  created and market it with a cute name like Gator Method.

Thach Nguyen's program is very bad! Filled with the basic information you can find in books and is very unorganized! He charged me a few thousand dollars for information that is repackaged and rebranded, because you can simply find it on the internet! Stay away! You are so correct @Nate Marshall! Something needs to be done with fake gurus out there!

The IDF gives me a lot of inspiration on how to deal with gurus!

Thanks for your feedback, Nate. Can you say more about your comments on Pace? What is your experience with his program? What makes you say gators are unprofessional? And what are the solutions to Pace that you suggest?

There was to have been a conference last weekend about him but was postponed due to the hurricanes as it was to be in Florida. It has been rescheduled for January.

I have over 20 people in my organization who have experienced gators as lenders or have loaned money through the gator thing. I have copies of their documents. I have forwarded them to those holding this conference.

Well there is an entire conference that would have been held this week if not for the hurricane about stopping Pace and the gator bois. It may even have had some DOJ interest.

you spend a lot of time trolling Pace on this Forum.  We get it.  You don't like him.  Enough man.   I'm no fan either but you're obsessed.

I’m not a fan of Pace either, but  Why a whole conference?  There are people that do Sub2 respectfully and do not promote it to everybody, nor shove it down their throat.

Ostensibly to network with other subto folks.  Just like BP Con or one of the 100s of others.   ITs also important to know that while PAce has taken "Subto" like he created it the group deals with everything in real estate.  Not just subto.   Wholesaling, mindset, disposition, systems, multifamily, underwriting, on and on.  Of course creative finance as well.

The network is really good for some people.  Some people make a lot of partners and friends in the group.  That is why there is a conference.

I personally have lent and invested in 5 deals due to networking int he group.  They have all turned (So far) well for me.  I know many people who got taken and the PM org did nothing for them other than told them not to post about it in the Facebook group.

Of course, Pace and his friends will be hawking stuff too.  He is the ultimate sales guy.  EVERYTHING he does is about monetization.  EVERYTHING.  Not to say there is not value there if you don't buy something.  There is.

so what is the name of this conference and where is it being held ?

 Sqad Up Dallas.  https://www.squadupsummit.com/

No idea if you can just go if you are not a member.  They were offering us a really cheap ticket this year which was nice.  Im not going.

OK got it.. no different than going to a Tony Robbins event you have all the likely suspects selling their version of how to get rich and or take control of your personal affairs.

Or in my day a Zig Zeigler event ( I loved that guy) or Robert Schuler would have some top speakers at his events as well.

I went to one Tony Robbins event. I had a free ticket. This was in the 90's. It was lame.

Here is another picture inside the Aurora Colorado apartments in the news.

Yeah no. I am working to stop him. Just block me boi

well good luck.  Honestly, with the way his org works I'd be worried that they find a way to come after you.  THat said there is a ton of positive value in the offerings.  Yes there is a dark side but there is a ton of positive.

There are people with deep pockets and lawyers about to go after him and them!

BTW here is a picture inside one of the freshly renmovated as of spring 2024 apartments in the news from Aurora Colorado.

More to it than Pace. But 1 of the 3 days is how to deal with Pace and shut his gator bois down.

Quote from @Jonathan Greene:

In Florida, for example, they buy a majority from the MLS, which makes no sense at all for an investor. Why would an investor buy something from them that they could have bought for less on the MLS direct? Here is my conversation with them about it:

Me: Yeah but why would anyone buy something from you that was on the MLS and they could have bought direct?

Them: We’re asking under what it was listed for, and this is a marketplace. We found the deal on market and felt the numbers worked for our investors. Why no one scooped it up before we did - I couldn’t tell you.

People purchase our deals that were on market often. A deal is a deal. A majority of our deals are off market, but we will pick up an on market deal if the numbers work.

Me: No investor who knows anything would ever buy a deal that you bought off the MLS. That is ludicrous.

Them: Why would we continue to source deals from the MLS if no one was buying them? I can provide you with a list of properties I have sold that were on market.

If you are not interested in these deals, that is okay. I have plenty of other deals that are off market.

That statement about suckers being born everyday definitely applies to real estate.
