James Vermillion, awesome to hear (my dad did 25 years in the airforce). I have another 5 years on my contract and hope to be able to get into real estate full time in one way or another after I get out. @Eric, I am not sure of the insurance implications, but don't delay setting up your LLC for fiscal concern. The costs are minimal; in GA it costs $100 to file the paperwork, and $25 to refile annually. You also need a registered agent, and I pay $100 for a professional service that handles this. It is very cost effective, and took me maybe 2 weeks to file everything and be officially incorporated.

Hey Kyle, I am new to the forums as well. This is not the right area for a wholesaling specific thread I believe. If you go the wholesaling subforum or do a search for it, you will get a ton of hits.

I sure hope so. It has been a fair amount of reading, but thus far I really enjoy it. If anyone has any other good reads (that I have not read yet) I would love to hear any suggestions.

Jon, I really enjoyed Gary Keller's the millionaire investor as a good intro to traditional strategy. Wendy Patton's lease options book has intrigued me to the point where I plan on trying to include that in my investment plan. Lastly, I threw in "Mobile Home Wealth: How to Make Money Buying, Selling and Renting Mobile Homes" just for a bit of diversity and surprisingly found alot of good information in there.

Hello all!

My name is Nate; I am a 23 years old. My occupation is an infantry officer. I am currently stationed at fort benning.

Over the past year or so, I have become fascinated with real estate. Ever since I graduated high school, I became an avid lover of all topics finance and investment related. Most recently however, I have come appreciate the huge potential that investing in real estate affords.

A few months ago I finally stopped throwing away my money by renting and purchased my first home. I intentionally bought a bigger home than I needed: I currently have 2 roommates who pay off most of my mortgage for me.

In the past 2 months, I have really began to delve into real estate. I have read 20 or so books on various strategies, including browsing any quality information I can find online. I currently have an offer in on a short sale, but have been exploring other ways to start getting my feet wet as well.

Looking forward to a prolonged stay on the site!
