@C.J. Baumann I am active duty and just PCS'd from Lejeune to MD and have a rental down there. It is my first and is managed. 5 months in and all is well so far. There is a lot of inventory down there so timing seems to be a big factor. Winter months are not great for selling or renting out but during the summer PCS season it is great. I had my home listed with the property manager for less than 10 days and had multiple applications for renters and signed a great retired couple for a two year contract. There are lots of things to consider starting off but read, read, and read...listen to podcasts and lurk the forums. I am open to talking more via phone, PM me for numbers and I will talk during the weekend if you would like. Huge advantage to research is using your VA loan to get into a place, live in it until PCS, then rent it and repeat at your next duty station. Good luck

Discovered BP while deployed last year from reading "The Book on Rental Property Investing" by Brandon Turner. Upon my return I dove into the BP podcasts (almost through all of them), and have moved from NC to MD. Now that I am through my move, settled at my new command, and through the holidays I am ready to introduce myself (felt creepy just lurking the forums and making a few posts here and there). I have been planning to invest in RE since 1999 when I first saw Carlton Sheets on TV and have been reading books and doing research since. Life happened and multiple deployments and I had this initiative on the back burner (no excuses just how it happened). Now I am focusing on my niche (buy and hold) in Jacksonville, NC where I have a rental home already (despite living in MD). I have a 1yr, 7yr, and 15yr business plan. I am 36 with four kids and am still an active duty Marine. I look forward to contributing to this amazing community that has sucked me in over the last year. I am living near Annapolis, MD so I am hoping to connect in both my intended market in Onslow County, NC and in person up here in Edgewater, MD, (maximizing key word alerts here). I do research before asking anything and value my time therefore I value your time especially. I want to network but not without giving value added from my part and I look forward to finally starting this ride. Happy New Years effect folks ;)

@Colin Reid, I also would not be concerned with being "blacklisted" as this does not happen in my experience. There is no centralized communication regarding who to rent from or who not to as most units are very segregated among a base. All of the advice given so far is spot on, work to find a replacement but in the end the tenants are responsible for the rent until May. You do have the option of reaching out to the tenants unit if they refuse to pay you...I would approach the senior enlisted of the unit or the executive officer about the tenant and the situation as they can often step in and persuade the military member to do the right thing and honor their contract. This is all a case by case (personality based) situation with regards to the results you will get by going to their chain of command but if approached properly you may find a more cooperative attitude from the military member to honor their commitments. I am an active duty (13+ years) Marine, a landlord, and a tenant so this is from my experience. Good luck!
