Discovered BP while deployed last year from reading "The Book on Rental Property Investing" by Brandon Turner. Upon my return I dove into the BP podcasts (almost through all of them), and have moved from NC to MD. Now that I am through my move, settled at my new command, and through the holidays I am ready to introduce myself (felt creepy just lurking the forums and making a few posts here and there). I have been planning to invest in RE since 1999 when I first saw Carlton Sheets on TV and have been reading books and doing research since. Life happened and multiple deployments and I had this initiative on the back burner (no excuses just how it happened). Now I am focusing on my niche (buy and hold) in Jacksonville, NC where I have a rental home already (despite living in MD). I have a 1yr, 7yr, and 15yr business plan. I am 36 with four kids and am still an active duty Marine. I look forward to contributing to this amazing community that has sucked me in over the last year. I am living near Annapolis, MD so I am hoping to connect in both my intended market in Onslow County, NC and in person up here in Edgewater, MD, (maximizing key word alerts here). I do research before asking anything and value my time therefore I value your time especially. I want to network but not without giving value added from my part and I look forward to finally starting this ride. Happy New Years effect folks ;)

    Hello and welcome to BP!  Thai you for your service to this country.  I think what you have and will have is the team philosophy.  The military gives you tactics that were not taught in school and should be good for you.  Learn as much as you can before diving in.  This website is designed to help you,  title search on YouTube, and reading books about real estate investing are all trying to get you prepared,

    Buying rental units is a good way for purchases and tend to be closer to town that you can afford.  Have you been soliticed or know Lance Edwards who started investing when he had a W-2 job and invested in small aprtment at first then moved to bigger ones.  He worked on his venture for about 2 years before he quit.  He now also teaches people like you that are learning to invest.  I think now he is in Houston and he made offers without looking at the prospective properties.

    The more you learn, the more confident you get.  I have a daughter who is in her 3rd year in college and I am 60 years old and quite opinionated.  The bulk of my experience is in construction and I held a real estate broker license for about 30 years.  Do not try to do everything yourself.  Just keep it simple at first and only do what is average in that neighberhood.
