@Brad E. Awesome write up, this looks very promising for you. I have a home in Jacksonville, NC and insurance is killer down there. I found switching to Nationwide was by a long shot the cheapest wind and hail coverage. I understand your coverage's are going to be different than my SFH but my rate went from $2,200+ per yr to $1,400+ per yr...then it crept up to $1,600 annual but still hundreds better than anyone else and i shopped it around a lot. (I have no affiliation to them, just a happy customer). PM me if you would like my agent's name, she is very responsive and helpful. Best of luck to you!

@Stacy Williams Doc, I am glad you are smiling, lol! I know about the Ferry and Stone Bay for sure. I have a house in Jacksonville (Hubert line) near the Piney Green gate. That is funny you read the Carlton Sheets program too, you must be old like me ;)  I just got off the Kearsarge and the Wasp followed us so we have definitely treaded the same water. I would love to leave the snow up here in MD and go back to my wife's home in Florida (I changed from a NJ resident to FL when we married). I really appreciate your warm welcome and kind words. I will keep in touch as I progress in this endeavor.

Hey @Thomas Parsley I am also interested in finding a good GC in Onslow county (Jacksonville/Hubert). I have a property there but live in MD now. I am looking for another "buy and hold" SFH which may need some reno's but nothing major and not looking for a flip either. If you find a good GC I would appreciate you sharing with me and I will do the same on my end...just started shaking the bushes down there for some leads but nothing yet.

@C.J. Baumann I am active duty and just PCS'd from Lejeune to MD and have a rental down there. It is my first and is managed. 5 months in and all is well so far. There is a lot of inventory down there so timing seems to be a big factor. Winter months are not great for selling or renting out but during the summer PCS season it is great. I had my home listed with the property manager for less than 10 days and had multiple applications for renters and signed a great retired couple for a two year contract. There are lots of things to consider starting off but read, read, and read...listen to podcasts and lurk the forums. I am open to talking more via phone, PM me for numbers and I will talk during the weekend if you would like. Huge advantage to research is using your VA loan to get into a place, live in it until PCS, then rent it and repeat at your next duty station. Good luck
