@Bryan Cavellier I must have heard the same podcast because that caught my attention too. I'm wondering the same thing, because I am currently doing that with my LLC as well. The concept makes sense, but I have the same question if anyone has experience doing it long term. Thanks for posting.

Hi Sinza, welcome to BP! My biggest suggestion would be to register for the weekly webinars here on BP. Brandon will go through analyzing a deal and that answers a ton of questions! He goes through step by step every week how to analyze a deal and that will at least get you started and answer a lot of questions you might have. And the webinars are different every week so you can attend each week for new info. Welcome and best of luck!

Hi all, I am in the middle of a house hack and I'm currently working on the landscaping. Does anyone have any experience with this raising their property value? Just wanting to know if the work I'm doing will give me any sweat equity or just green grass. My overall cost will be minimal, so even if it doesn't force a ton of appreciation that's ok. Thanks!

If you haven't already read The Richest Man in Babylon that one is a great read too! It's more personal finances than real estate. One of my favorites!

I think a good place to start would be to get an agent in the out of market area to set you up automatic alerts whenever leads that fit your criteria are put on the MLS. That way you can be one of the first to see it and it will help you get leads coming in. Direct mail marketing could work too, I haven't done that one yet, but I've heard a lot of success stories. @David Stubblefield I’m also pretty new, but I have two suggestions that have helped me a lot if you haven’t already done them. First is to attend the weekly webinars on BP. They have a ton of great info. If you register you have a few days you can go back and watch it if the time doesn’t work for you. Second is to real How to Invest in Real Estate by Brandon Turner. Tons of awesome insight of getting started and an overview of strategies. Best of luck!

@Matt Shags I talked to an accountant that deals with a lot of real estate and he mentioned doing something like that. I can't remember if he put the property into a corporation or an LLC and then rented. So I'm confident that it is possible, but I would find an accountant that knows real estate just to make sure, and they would have a solid answer. Best of luck!

@Matthew Shaw I’m so sorry I can’t be more specific on ideas, but I do have one general suggestion. Have you read The Richest Man in Babylon? It’s really really good, and there is a chapter in there where the character basically does both, pays off his debts and builds wealth. Definitely worth reading just to get some basic principles. Great (and short) read. Best of luck!
