Awesome that you found it on the MLS! I'm up in Ogden looking for a property through the MLS, so good to see someone have success!

Hi Garrett, welcome to BP! I'm also very new, but I'll give you the things that have helped me the most. #1 for sure is finding a meetup in your area. You can look here on BP or look for Facebook groups in your area. Listening to the Bigger Pockets podcast has helped me a lot too, they have another one called the Real Estate Rookie Podcast that I've really liked. Also sign up for the weekly webinars with Brandon Turner, you should be able to find that on the home page of BP. Last thing is to get How to Invest in Real Estate by Brandon Turner. Really good book and gives a great overview of everything real estate investing. Sorry that might seem like a lot, but those are things that have helped me a ton so far. Best of luck!

Hi Hugo, I don't personally invest in mobile homes, but I did look into it for a bit. I found a lot of information on youtube. It is a little different than normal real estate, which it sounds like you know. One big thing I kept coming across is you need to make sure the parks you are looking at allow you to rent out the mobile home, some parks only want the owners living there. Just make sure to do your research (BP, youtube, social media accounts) but it could be a great niche if you can get the hang of it! Hope that helps.

Hi Levanta, there are tons of ways you could finance a deal without a traditional loan. I would check out the BP blog for any articles related to financing and that should spark a few ideas!

Each unit is $190k or the whole property is $190k? I would also run it through the BP calculator if you haven't already, might help see if you are missing something.

Hi Jordan, I'm 24 and just getting starting in real estate investing. Finding a local meetup group is big for finding people to help you along the way. One thing I learned there is to just open your mouth about real estate investing all the time. Not necessarily asking people for money or help all the time, but just bringing it up casually. Talk about it on social media, or anywhere, just try to have real estate conversations with whoever and wherever you can, and people will be willing to help you out. Brandon Turner also says to focus on friendships, and mentors naturally come. He has more on it in his book How to Invest in Real Estate. Best of luck!

Hi Carter, I'm new to the real estate game too. I also do a little stock investing with Robinhood (very little). So I'm not speaking from experience, but what I have learned so far is that you don't want to count on the stock market for short term gains, especially right now, because you never know. It sounds like you've done your research though, so you might be fine. Just my very limited understanding of the stock market is that you can't rely on it for relatively short term returns.

Welcome to BP! I'm just getting started as well and I'm 24, nice to see someone on here in a similar situation! Me and my wife are house hacking right now (live in one unit, rent the other out) and we love it. I'm new as well, but the things that have helped me the most are listening to the BP podcast and the Real Estate Rookie podcast, as well as finding my local Real Estate Investors meetup group. The meetup group has already taught me a ton and I've only been twice. I would recommend the book How to Invest in Real Estate by Brandon Turner (one of the hosts on the BP podcast). It breaks everything down very simply but goes more in depth than they can on the podcast. Welcome again!

Hi Anna, on the BP Money Podcast they had episode 128 on how to pay off debt fast. I'll be honest I haven't listed to it myself, but might have some good tips from a BP source.
