Nice dude! Good call coming to see the area as well as the property in the flesh. Sucks about the management side of things but at the end of the day if thats not right nothing else will be my man. Keep your eyes open!!! The deal of the decade comes by every week!!!!!!! I would say in my experience its better to miss out on a good deal rather than buy a bad one. The juice just isnt worth the squeeze long term bro.

@Marc C. Good call brother! That market seems a bit frothy as its one of the fastest growing cities in the US. Buuuuuuuuuuuuut there is a lot to be said about investing in your own backyard ;D Keep your head up @Travis K.! The deal of the decade comes by every week. We just have to find it my man :D :D :D

Hey Cody. Small towns in OK are difficult in this way many times. I lived in Altus for 5 years. That entire area is very dependent on the Air Force base there, and if it was ever to down size or close there is quite literally nothing else to support anyone there except for a few farms as well as Luscum Aircraft which to my knowledge still has not produced enough airplanes to become cash positive. I feel there are much better areas in OK to invest in without the draw backs of the small town such as this particular one. Happy investing my man!!!!!!! Dream big baby!!!!!!!!!!!!!!!!!!!!!!!!

Great beginning goals Stacia! OKC is a great market, but I feel its a bit frothy at the moment... I might suggest to have your end goals more concrete. This way you can start with the end in mind!

Im a full time local investor (who has currently been traveling internationally for the last 1.5 years) not a realtor, but Im more than happy to share anything I know about the real estate game.  Enjoy, and dream biiiiiiig!!!!

Hey guys! Hows life in your world? 

I have been reading up quite a bit on Mobile Home Parks the last 4 months while traveling through South America. Wanted to know if anyone located in my home base of Oklahoma City has had any experience with them. Im looking to buy a 120 spaces or more if I was to go this route instead of 100 unit apartment building. I really like apartment complexes, but I am greatly interested in the idea of affordable housing as well. 

Please share your experience or any ideas you might have! I havent seen any for sale within an hour of OKC. Most are 2 or 3 hours out, and Im not wanting to invest that far away from home.

Hey Jason! I wish you all the best on your hunt for a realtor that fits the bill. There are a little over 4,000 realtors in Oklahoma and I'm sure one of them has to come close to the requirements. 

I've gone to both of those REIA's while I was in the country last year. I think you will be able to find your realtor or a fellow investor to work with through networking there. Seems there were quite a bit of wholesalers there who might also be a good point of contact to find some real deals that aren't on the market yet :D

@Rhett Tullis You hit the nail on the head man! 

-The land is going to be tough but not impossible.

- I already mentioned the zoning issues in the opening post.

- Builders I know pretty well. They werent really interested in doing my small quad but they are on board 100% for anything bigger than 60 doors.

- I already have the financing lined up for either the remodel or new construction. 

Me personally I'm more comfortable with renovation of a larger complex as its more streamlined as well as something I am more familiar with from past projects. I was more wanting to see if anyone here on BP has done new construction and if so what their experience was with it. At this point I'm still looking for a complex that needs some new life blown in to her. No big rush however for me as I am currently traveling out of the country for the last year by motorcycle to Argentina, but when the right property pops up I will sell the bike, come home, and make that property my full time gig for a good long bit while the asset gets stabilized as well as repurposed.

Salvatore that aint no lie brother! Even at 41% thats got to hurt! Hope you can get up and rented soon man. Wishing you godspeed!!!

I totally agree... It cost me twice as much and took twice as long as I thought to remodel my quad plex in the city. I moved all my tenants out to expedite the renovation and that was a big slice of fun right there hahahaha It just about bled me dry as well as drove me crazy. I look at that experience as a good learning session for the next bigger project. Very grateful to have learned a lot of scalable skills on that one :D
