@Max T. hahahaha No kids for me my man! I got a vasectomy in Costa Rica this time last year. Never really wanted them as part of my life's dream. I love hanging out with my younger cousins, and being crazy uncle Nate for a few hours. Then its nice to come home to a quiet home, and read a good book lolz.

I met a guy in Ecuador who was traveling the world for 2 years on a bike with his girlfriend who got pregnant in the beginning of their trip... They just put a sidecar on their motorcycle for the baby, and continued their trip for the next year hahahaha Nothing can stop you if you are determined!!!

@Hung Nguyen Thanks very much! It has been an epic 22 month on the road!!!!! Almost to the end of the world here in Argentina :D Grrrrrrreat man! Always glad to meet another traveler who is in the real estate game.

Ya man I got started when I was 17 saving for my first quadplex which I bought when I was 18. I dropped the ball on just about every aspect of property management in the beginning which cost me a lot of money... But I find the lessons which hurt the most are often the most valuable farther down the road. With multifamily its waaaaaaaay easier to domino effect your returns because you have so many ways for cost savings. Like instead of buying 4 single family homes with individual roofs a quadplex has some economies of scale like only having one roof.  Also the financing is much easier because the bank looks at the property much more than they look at you.

Ya man I wish I would have read it earlier as well. My next goal is to help young people in Oklahoma City figure out who they want to be when they grow up. Im going to buy another 100 doors to fund the project!!! Keep on Keepin' on Hung and you too will be traveling full time! Dont get discouraged man... Its not easy gaining your finical freedom, but if it was everyone would have it :D

Thanks for all the love guys! Here we are 20 months on the road and I am about to finally complete my journey!!! Looking forward to getting back to Oklahoma City, and finding a larger apartment complex to turn around!!!!!!

Its going to be amazing  being back home in OKC as I am going to turn 30 this year! Not everyone is so lucky to be given this gift of life with so many years to enjoy... Let alone to have won the birth lottery by being born in such a fantastic country where we have the opportunity to make our future better if we so desire. What a blessing! Keep on keepin' on guys!!!!

Man when I bought my first 4 plex I was just 19, and quite literally made every mistake in the book!!! I never dreamed of owning a home (and still dont) But I figured I was not doing what everyone else was doing so I was on the right track hahahaha Dont let multi's intimidate you... They are much easier than SFR's when it comes to financing as well as management. Its the same amount of work to buy 30 units as it is 1.......... Only the numbers change ;D At the end of the day I personally think the best way to learn is by experience my man... You definitely remember your mistakes this way, but also your really enjoy the victories! I bought my quad to live in one unit, and then rent the other 3. Making this my primary residence allowed me to use an FHA loan where I only needed 3.5% down. Still to this day I look back to this time as some of the hardest times as well as some of the most educational! The lessons I learned on that project are as usable now as they were 10 years ago. As an added bonus these lessons are also scalable if you wanted to buy a 100 unit complex a little ways down the road :D :D :D

Man to be honest, you have to start with the end in mind. If you are looking to get out of your 9 to 5 then I would go straight to multifamily. That is what I did 10 yeas ago, and now I'm writing to you from my motorcycle travels here in South America! In monopoly you win with 4 red houses, and a green hotel, but in my experience you need only a single blue apartment building for finacial freedom. With Multi you take advantages of economies of scale as well as having your risk divided over several doors rather than just one :D

Happy investing @Chris Schoonhoven!!!!!
