Hi BP! Here is my current situation & I’m sure I’m not alone- My daytime business travels to child care sites & provides ‘hands-on’ physical education programming. With the current state of the country, this is simply not an attractive business to schools & my current clients are barely keeping their heads above water. Instead of reacting out of fear, I’ve decided to close this business & take the slim amount of capital I had left to tackle & sales skills to new real estate projects. I’ve been wholesaling for a few years on & off (more as a supplement to my income) & have previously owned rentals. I’d like to take on a flip but without my consistent income, I’m unsure if I can get financing. What would a pro do next? -I know I’ll need more capital (currently willing to part with about $5k, leaving the rest in reserves to cover my personal expenses, but I know that’s not enough).

@Yonah Weiss Feom first glance there was ‘nothing close to it’ but I found that just diwn ther street was a brand new home depot & meijer (grocery store) and many signs for new construction. This is why I kept working on it. The units now rent for $775/mo.

I am gearing up to make a run at some high equity peoperty owners via cold calling. We have previously sent 4-5 postcards to this same list. What objections do you hear & how do you respond to get an appointment set? My goal is to land 10 new appointments next week and your expert advice is greatly appreciated!

We got a call from a desperate seller with a beautiful home on the river in Hanover Indiana. We would like to pass it along to someone closer to that market. It would be a good fit for a vacation property.  Let me know if you would like me to pass this lead on to you to help this seller.

Investment Info:

Large multi-family (5+ units) wholesale investment.

Purchase price: $525,000
Sale price: $542,500

Property purchase price $525K, needs $350K in renovations. 20 unit apartment building. Separately metered electric, brick, garden style, all 2/1 until will rent for $750 each when completed.

What made you interested in investing in this type of deal?

The location

How did you find this deal and how did you negotiate it?

A banker brought the deal to me because ‘’no one else was interested”.

How did you finance this deal?

I assigned the deal to an end buyer.

What was the outcome?

I made a good chunk of change and got a lot of experience evaluating a large multi-family complete rehab deal.

Are there any Real Estate Meet Ups in Southern Indiana? New Albany, Jeffersonville, Clarksville, Floyd/Clark/Harrison Counties? I know of a few but want to make sure I’m not missing a group!  If I don’t find more I’ll be open to hosting one.
