Have you looked at F & B Builders?  Their quality looks incredible.  My parents just met with them recently as my family is moving there soon.  We have 2 finish carpenters in our family that will be there at the end of the year 2022!  Best of luck!

To answer the question "What can I bring to them?"  Let me practice answering this with my BP family if you'll so kindly entertain the role play:

I personally would ask people this exact question when they interviewed for my jobs with my other company!  I think I have a unique position in that I'm used to working by myself and diversifying my network with savvy smart investors, hence why I've reached out to you.  I'm completely self taught and self motivated, no one ever questions if I'm working on something or if I'm motivated for success, the answer is YES.  I have no desire to be a time suck nor to have my own time wasted, & I don't need my hand held. I love to partner and not reinvent the wheel so I feel this is a great combo for my desired work style. 

I'd like to think that my best role long term would be in the development of other agents once I've achieved a solid success rate, have mastered my market & discovered my niche. As a previous teacher, this is where my happy place lies, always has and always will. I know that the best agents ask good quality questions and are not afraid to start at the bottom again and again and put their ego aside.  You can not be the best at something unless you're willing to be the bottom and learn to dig yourself out of the education hole. I'm seeking a mutually beneficial partnership, I feel too many people put quarters in an empty vending machine hoping that their candy bar will fall out of the bottom.  They invest in relationships that are not supportive and I strongly desire to be a vending machine full of gold to others around me that want to deposit a quarter into my future success.

I'll also note that I just finished Reading "Short Term Rental Long Term Wealth" by Avery Carl.... LOVED IT, by far the quickest I've ever finished a book and it was no fluff and the stories told are short & prove the points made.  I really enjoyed this book and it's given me a huge confidence boost!  I am currently reading Profit First for RE Investors by David Richter .... this book is making me rethink my entire banking layout and is actively blowing my mind and I wish I read it 10 years ago.  Also am readying Your Next Five Moves by Patrick Bet-David which has been so crammed with the best advice for business that I find myself posting little bits from the book on my social media constantly.  

What should I read next?  I just purchased David Greens Book SOLD as well as Upstream which was mentioned on Luke & Avery Carl's podcast a few times now that I just have to read it.

Cash invested: $15,000

What made you interested in investing in this type of deal?

I love that even when one unit is vacant & trashed, the other tenant's rent is still covering the basic expenses related to this property. It's a much easier transition when you don't have to cover all of the holdings costs as well as repair & turn over a unit.

How did you find this deal and how did you negotiate it?

I went to dozens of meetings and kept having lunch with savvy investors. Finally one of them offered to take what little money I had to invest and offered to finance the deal. They trusted that I knew what I was doing and if I didn't know, I was smart enough to ask questions and seek advice. This deal was only possible because of the hours I'd spent learning & meeting the right people.

How did you add value to the deal?

New Windows, Flooring, paint, fixtures & all the goods.... This one was full of expensive lessons.

What was the outcome?

I learned to never rent to family..... one unit got complete trashed after the property management we hired to keep the peace was forced to give them notice to vacate after they refused to get rid of their pot farm they had growing in their basement & it was about a $15,000 lesson.
