@Chad Carrodus Hey there!  I don't have this venture fully executed yet, I'm in the exploration/research phase of it but the plan is to dock it at the marina (where they have a convenient store & ice cream shop/picnic area and as far as renovation, I'm still learning that but my thought is that we can do higher quality materials and finishings since the square footage is so much smaller.

@Juan Pardo good question.  In my area you can find older houseboats for $10-15k that are just outdated.  Refinished ones go for up to $70-80k. Everyone here likes to buy upcycled everything.  This is a very old town and people like to be a part of history but don't want to do the work.  I'm thinking if I keep the renovations/updates less that $30-$40k all in I can recoup that cost easily by reselling the boat.  I still have a lot to consider and research but that's my initial thought.

@Michael Baum yes. the marina has 3 old houseboats for rent & no airbnbs or vrbos. looks like 3-4 cabins on vrbo and maybe 7-8 cabins on airbnb.... non of which are on the water.

Hey ther BP! I always knew I wanted an Airbnb. I worked in fancy restaurants & nice hotels for years & would love a piece of that pie. After visiting a few we came across a houseboat rental. The house was terrible & smelled like death (and i grew up on boats so I know it was not a normal houseboat smell). Dispite all that is was the most relaxing experience!!! I’m considering this as an airbnb strategy. In indiana you can’t own property on the lakes but you can have a houseboat slip. There are only a handful of them available at the lake we like to visit. I’m wondering what I should consider when running numbers & longevity for this? Slip fee, insurance, cleaning companies, competition,seasons & financing options are things I’ve considered. There are so mamy boats available that just need updates.

@Marcello Oliveri Here are some zip codes to check out. Off market deals are your best bet. mls houses are INSANELY expensive her right now but we still find good off market deals. 47129 47130 47150 47124
