Hi @Dave Borrero

You should talk to a loan officer for your conventional refi and get all the requirements. Talk to a few of them from different banks. There's a lot of investors that endup not being able to refi for whatever reason. 

For your purchase, look for a private money lender that could provide rehab money as well. You can also refi into a longer term program with them. There are programs out there for BRRR strategies. Hope this helps a bit.

Look into a private lender. There are programs that let's you refi up to 90% purchase plus rehab cost without seasoning.
