I have built 100's spreadsheets by my own as well. 
Through Flix flip hold and brrrr , for my investors and myself. and probably will do one for this scenario as well... 
I was puzzled about the different FSBO financing options and how would they affect the profits within different amortizations/ down payment/ interest rates etc.
I guess I could use a basic mortgage calculator and imbed it to this calculator.

Hello forum 

Question to anyone who has some experience with buy and sell owner financing terms.

I have investors group wanting to purchase large tract of land , divide it and sell with contract for deed. 

Is there any calculator out there ? Or something close which could be modified that you know and can share?

This is a Land development deal, I cannot yet discuss the financial details because this deal is not completed .
I bought this 13 Acre Lot and divided it to 12 buildable lots. It has a long living pond in the center of it, which I plan to declare as nature reserve and install a walking trail.

What made you interested in investing in this type of deal?

50% equity partners
50% private Banks

subdivide to smaller tracts, bring building plans to city council

working with equity partners through project based JV, Land is GOLD

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

yes , I always recommend working with a realtor.
and I recommend using local community banks.

I can say it is a very unique investment in the beautiful town of West Tawakoni.
I bought this 13 Acre Lot and divided it to 12 buildable lots. It has a long living pond in the center of it, which I plan to declare as nature reserve and install a walking trail.
In this deal I dealt with surveyors, city- county, city engineers, recorder new 911 addresses, promoted a new neighborhood to city council and now ready to build.

Purchase price: $450,000
Cash invested: $65,000

I bought this RV park and self storage facility in 2021 and turned it to a 90% automated RV park.
Its a great investment and I'm enjoying 8% CAP
I am now investing more in the park, adding a playground and dog park and planted shade trees etc. with the plan to be 100% occupied by the end of this year.

What made you interested in investing in this type of deal?

this was a mom and pop business, but it was fairly new. It was only 4 years old when I bought it.

How did you find this deal and how did you negotiate it?

this was a wholesale deal, I couldn't really negotiate the price. but had to work fast in order to close the deal.

How did you finance this deal?

Local Bank

How did you add value to the deal?

I turned it to fully automated. smart locks, security cameras, using third party company to answer tenants calls and bookings.

Lessons learned? Challenges?

Don't be afraid investing outside your comfort/ nesting zone if the numbers works.
My biggest challenge was the man power and the locals, I came from a totally deferent mentality and I had hard time to find trusted professionals and understand who my tenants are.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I wasnt on this specific deal . I am a REALTOR today.

Hi Colton, 
First I will use local banks, since they understand better the prospected investment location. They will run a commercial appraisal which could cost you 2.5-5K and will have to approve you as personal guarantee as well.
It is best you provide the bank with a solid business plan that includes purchase cost, remodel cost and projection of income. 
I do not have experience in the restaurant business, there might be other factors involved, I could refer your matter to my commercial lender, he helped me with similar RE investments in the retail , RV and Mini Storage construction loans. 
I'd love to here more about this business, where is it located and what are you planning to do ? I'm fixing to build a coffee shop in West Tawakoni CIty this year.

Mahesh, any of the cities you mentioned are great for your first IP. 
DFW is a very big cities and there are lots of neighborhoods and prices vary, 
you can even find a duplex for this price today but I recommend working with a realtor that is familiar with the area. 
Princeton is great and you can purchase a new construction with this budget,
Also I suggest looking farther north , there are great small towns such as Van Alstyne, Aubrey, Sherman, Gainesville, where you can purchase a new construction or  Duplex in your budget and pay less in property taxes.
No one can tell you about appreciation but only evaluate. We do know North Dallas is Growing and you cant go wrong investing in these areas. 
universal studios recently announced there intention of building a new amusement park just north of McKinney. and outside Sherman is building large chip manufacture plant ( https://dallasinnovates.com/sherman-picked-for-new-5b-silicon-wafer-plant-bringing-1500-new-jobs-to-north-texas)

I am buying my first mom and pop's self storage and mobile park and I'm looking for some information about to switching hands, insurance, tenant contracts, etc.
If there's a good podcast on this matter or any information one can share. 
And are there any recommendation for a self storage mobile park apps?

Jerel thank you for your opinion on this matter. I talked to an OK lawyer and did find out that I can do this either way.

My CPA , he said I would benefit more as a OK based company in this matter. So I believe I will end up opening an OK LLC also liability wise.

I just entered a purchase agreement for RV/ self storage in OK, my business is TX based LLC. ( dallas )
Can I run my OK based RV/self storage with my TX business ?
I will also need financing , so I figured it will be easier to find a local commercial lender, and they might require me to have a OK LLC .
