Hi~ We are considering a RV park for investment. We spoke with the software company they currently use for management and got a quote from them but it seemed very high! (we come from mini storage, we a much smaller flat rate for cloud based software.)  so, I'm wondering who do you use for software and how much is a normal fee?

Are all the loans going to be in your name? after 4 it gets very hard to get any more loans so be sure your are planning to sit still for a while, or just make one more purchase.  Also, there is efficiency of scale- 1 closing is cheaper than 3 . So just be sure you want 3 notes if you go that route.

Hi Folks~ We are selling our business and looking for an income producing property for purchase- I have come across strip malls and I have no experience with this property type. How risky is it v. apartments? or pro/cons?

I very much appreciate the answers. That seems to be the consensus, to not own the homes.. There is a nlass of business that just owns homes, not parks, have you any experience with that type of business? Since it is such a bad investment, those folks work really hard for their $ I'm guessing...Anyone who has done this I'd love to hear from!

Have you had to evict a person who left the home there, they just walked away? If so, how does that work since the home isn't the park's to re-let or haul off?

Hi All- we are looking at getting a mobile home park. From what I have read on the topic, investors don't seem to like park owned homes, they want to just rent the lot. We are used to leasiing houses/rooms, so I am wondering..the rent with the trailer is twice the rate for just the lot, I don't think monthly repairs could run the total rental amount for each home, so why is this a bad thing? 

I also met a fella in texas who'should model was to only have park homes so he could control the niceness of the park.

For those of you who do MHPs, do you prefer park owned or tenant owned trailers?

If tenant owned home- what if you need to evict a tenant and they leave the trailer and you don't own it? you must pay to have it removed? to where if tenant disappears?

Hi! My hubby and I have e been landlords for a while now with a few different property types so we have a little experience but are now looking at a 25 acre parcel for a subdivision.  Huge project, no experience with building. Where do we start our education to figure out this step?

Post: Coded keyless locks and leases

Hi-

We are starting a rooming house and I'm thinking the combo keyless locks would be way cheaper to change the code between tenants than to re key constantly. Those who have used them, complaints?  Brand/company of them you love?

Also, I'm interested in what leases differences have you added to your rental agreement (if any)  from a typical sf lease?

And, any general rooming house tips?  I'm all ears!

My husband and I are starting a rooming house, monthly rentals , and would love to hear what you've learned.  Not many folks have them anymore.
