The taxes and insurance sound like where we are in St Augustine and NY. 
It sounded exciting for you but it is so far off from your current holdings and managed properties that it gave me pause. 
However, now that we know, and you, that you were intrigued by this idea, it's worth you pursuing the intricacies. A wedding venue is way different than STR but it does diversify your holdings.

Ha, hosts anywhere could apply this to their region simply by changing a few verbs and nouns. People are the same.

We’ve owned a cabin in Wears Valley for 6 or 7 years now and I’d continue to buy here. I’ve continued to get bookings into Dec and throughout the “slow” Jan and February months every year. 
The first time we came here was to confirm we wanted it,  post inspection. Every contact I needed for insurance, mortgage and cleaners were done online, mostly through connections from BP. 
We self manage from NY and FL.

This location has proven to be on point.

Today is the day VRBO is discounting your place IF you have not opted out. And today they emailed a marketing message highlighting those homes that “offer” that discount. 
It doesn’t make it easy to opt out either. Frankly, I’m not sure entering a 0 for weekly discount opts me out.

You have great feedback. But what jumped out to me was the immeasurable in terms of dollars:

“But our family has grown!”

I would do it for that reason alone, since your numbers makes sense without that added value.

I’d probably get a new bank. Much lower learning curve and Stessa is great.
