Hello! I found an interesting SFH that has a nice size back yard, but I’m hesitating because there are two large wooden power line/telephone poles in it. The numbers work as an SFR but should I be worried about the poles being a liability? Is there anything I can do to protect myself from an accident? Thanks!

My relative is willing to loan me $25,000 for a $100,000 property.  The remaining $75,000 would be on a conventional loan for 30 years.  The property cash flows $200 per month.

What strategy would you use to repay the original down payment?  I haven’t been able to come up with anything creative other than to borrow from someone else to repay my relative. Let’s assume the down payment was a 0% loan.

Hello!

Just closed on my second rental in Fort Walton Beach, FL. I paid cash for it and the property should be rented out by February after the repairs have been completed.

How soon can I refinance this property? I would like to pull my cash out to purchase another one nearby by. I’m all ears if anyone has a recommendation for a lender.

Thanks!

I finally got off my butt and ran some numbers.  The PDF from the BP Rental Property calculator can be found here.: https://www.biggerpockets.com/files/user/NamN15/fi...

I think the numbers look ok?  I haven't been able to find a legend/answer sheet on how to read the numbers properly.  Would this imaginary property make money? Are my vacancy numbers realistic?  Any advice you've got would help me learn.

Thanks!

What would you do if you had to move for work and lived in a house that couldn't be rented out high enough to cover everything?  Is it as simple as putting it on the market to sell?  I'm just looking for advice.
