My research is paying off
I've been doing a lot of reading and analyzing over the last months and am getting more confident in my knowledge. I'm the researcher in my house. Right now he's just along for the ride as this is now my hobby/obsession. My husband and I were discussing specifically a buy and hold strategy and he said "but what if the rent doesn't cover your expenses?" And I quickly replied "THEN YOU DON'T BUY THE PROPERTY". It really is that simple as long as you trust your numbers. And BP's calculators allow me to completely trust my numbers. I can't thank this community enough for the knowledge and hopefully in the near future the ability to move forward with this dream.

That's the key! Always invest for cash flow and appreciation is a bonus. Practice running the numbers with the BP calculators and soon you'll find a deal that makes sense. Don't stop doing your research either! There's always new things to learn in real estate investing. Good luck!
