I'm in South Riding and I'm trying to figure out how to invest in this really expensive market. 

I've been looking into a few homes in/around the panhandle of Florida.  When looking for loan options am I limited to only those that are in the local areas?  Are there any pros to looking for a loan officer outside of the desired area?

I realize this an an odd question for the BP readers, but I tend to do that.

How do you persuade someone to sell you their property?  I've listened to several BP podcasters that say they use direct mailings, but is that something they write themselves?  How effective is that?  Are there any other ideas out there?

Anyone in the Huntsville, AL area?  I'm hoping to find a multi-family unit that can be used as a rental property.  Do you have any suggestions on property managers in the area?

I'm interested, but how do I know if this will rent well in your market?

Engelo...Is it difficult to own rentals in Australia?  I lived in Alice Springs and (visited Coober Peedy) for 2 years and could never get a reliable answer.
