Theres a local Tulsa REIA that meets the third Thursday in the spirit center in Bixby. Thats a good place to start. Costs $20 per meeting.

Well, my biggest hope and worst fear came true: someone called from my marketing campaign in Tulsa, Oklahoma. I'll be calling them back as soon as I get off work.

What are some general questions that you always ask in the first conversation?

I know the most important information is arv, buying price, and rehab cost, but is there other info I should be on the lookout for?

If it truly hasnt gone to market yet, what has it been doing for the past year?

I was out doing some "driving for dollars" today and I have come across quite a few houses that are REOs. I double checked at the county clerks address to make sure they were bank owned. I don't see these houses on the MLS anywhere, and I'm curious of how to proceed.

One house, despite being a major rehab looks to be a home run, 200k ARV, maybe 40k in rehab costs, sitting vacant for over a year. (probably too good to be true, but worth investigating)

Should I call up the bank and talk to the asset manager? Is it possible to do a wholesale REO as an assign or do I have to double close?

Call every forsalebyowner (FSBO) in your town. Cold calling is never fun, bit at least you know they want to sell and its almost free.
