This was just one isolated instance. But the situation is a reoccurring one. Especially in the Tulsa suburbs.

Hey BP,
I did my first Driving for Dollars adventure today and I found something I wasn't prepared for. There's a run down house, vacant, but seemingly in good condition house owned by the Muscogee nation. I wonder if it would be a good lead to follow up on.
I don't really know how the Native American Housing works and whether this house has been repod and forgotten or if the owner never took ownership.
Has anyone on here negotiated with an Indian nation in Oklahoma before?

It is possible for labor only, but I don't have the capital to invest in the materials we want right now. This being my first home and my first flip in one.
I've got another walkthrough coming up on Friday.
Do you have a recommendation of someone you use?

Sorry, the exterior price is $750. It's rolled into the interior projects. So subtract that from the total for interior.

Sorry, I should have clarified things a bit more. Yes, 203ks are only for owner occupants. We plan on living in the house for 2-3 years while we work at a loca church. For me this means I don't have to hit a 15% profit margin, I'll be happy as long as I don't owe anything at closing in 3 years. (Hopefully, it'll be a lot better than that though)

No, I wouldn't say the kitchen needed granite. Since we're living in it we have a few extras we're looking for. I got him to quote me on some solid surface, but the granite actually came in cheaper. I've never tried any higloss laminate, how would you rate it?

Yeah, I think we may drop off the sunroom bit. Its just an ugly front enclosed porch. And I'm not sure how to make it pleasing with the rest of the house.

I'm mainly looking on your opinion of the contractor bid itself. Does it seem high or lowbased on your experience in the Tulsa area?

Hey BP,
I'm toe deep in my first flip here in Tulsa, OK. I'm working through a 203k loan, so it requires a contractor quote for -every- detail. House is 1900sqft. Bought on a short sale for 49k in a decent neighborhood. ARV of 95k-125k. (Sorry it's so broad, but it doesn't have any true comps within 15% sqft or age active in the past 6 months) Here's my first contractor bid:

"Work to be Performed"
Exterior Work:
1: Scrape, prep, prime and paint flaking paint areas on fascia and door casings using lead safe practice.

Interior Work: $15,087.61
1: Demo and replace flooring in kitchen, hall, living room and dining room.
2: Repair all holes in sheetrock.
3: Replace missing plate covers.
4: Remove limbs, brush and trash from property.
5: Repair gas.
7: Replace dining room window with new DH triple vinyl window with grids.
8: New kitchen tile backsplash. 25.5 sqft.
Notes: $2,640.00 appliance allowance to replace stove and dishwasher and for new fridge and microwave
above stove. $1.00 sqft. floor tile allowance. $5.00 sqft. Backsplash allowance.
$4.50 sqft. Wood flooring/pad allowance.

Kitchen Cabinets: $7,844.06
1: New custom 42" kitchen cabinets painted and installed.
2: Demo and install.
Kitchen Countertops: $3,521.09
1: New builders grade 3cm granite tops installed with stainless steel under mount sink.
2: Demo and install.

Sunroom: $10,413.69
1: Frame and install six new DH white vinyl windows.
2: Take down vinyl siding in sunroom and replace with sheetrock finish out with knockdown texture. Prime & paint.
3: Install new wood grain style floor tile.
4: Install new screen door.
5: Install new K Style baseboards stain and poly to match rest of house.

All Materilas & Labor: $36,866.45

Those of you in the Tulsa / Sapulpa area, does this seem on par? Do you have any other general contactors you'd recommend?

There's also a local REIA that meets the 3rd Thursday of each month at the SpiritBank event center in Jenks.
