@Latressa Byrd sorry to hear that.  You should consult with a local attorney where the property is located and laws vary.  Good luck and keep us posted.

@Ola Dantis are you renting rooms in one of your Baltimore properties?

I like the concept. @Rick Rudman does the exit have to be a sell?  Can it be a refi?  Holw do you secure your position?  How much license does the owner have in the design?

The vacancy risk is also spread.  If one tenant leaves you still have 3 tenants paying.

You are not renting rooms you rented the entire unit to two people.  If one person wants to to terminate, and the other person does not qualify on her own, she needs to leave also.  if she finds another person they would also need to qualify.  It would probably be best if they both left.  @Russell Brazil is right you are the landloard and that's it.

@Troy Toliver what do you like about Murfreesboro?  Do you have a connection to the area?  What industries/companies are there?  Is it near a medium/large city?  Any city plans/development projects?

No extra fees.

Does Baltimore list the rents it will pay based on number of bedrooms?

Hang in there  @Kesha Myrick.  Agents don't want to work for the deal.  Her agent may have another deal lined up. I like the idea of the lis pendens.  Your agent should also contact the selling agent's broker and the local real estate board with a complaint.  The last thing an agent wants is a fine or worse.  Good properties are hard to find.  Make sure you lender is still on board.  I agree with the other poster, don't trip on 10 days.  Let them feel like they got a win.  Keep us posted.  Best luck!
