@Russell Brazil I am familiar with the rents by neighborhood. I'm surprised that market rents are not keeping up.

@Russell Brazil where in DC is section 8 rent higher than market rent?  Possibly a 4 or 5 bedroom but not a 2 or 3 bedroom?  Section 8 is also not giving rent increases.  @Alexa S. how are you advertising your property? That is a good area that should command a decent rent. Market renters are not that picky but we would need to know more about your property. You are getting the turnover just because people come to DC and find out what works for them and makes adjustments. I have had tenants that move to Capitol Hill and relocate to VA because of the commute. You are getting the interest because there is a serious housing crisis. There is simply not enough affordable housing in the city. It is unfortunate how the federal section 8 program is administered so differently at the state/jurisdiction level. I am a proponent of keeping a professional distance from tenants and encourage the the use of property managers. There are also services that can help you with licenses and inspections.

I think that is accurate that home values do not appreciate.  I go to Redfin more.

Sure, start with your new property manager and get the eviction started.  I am curious if they even filed.  How did you find the company?

@Mark Cruse, agree with you but he is coming from Montgomery county.  He is not trying to move next door.

Are the prices driving where you are looking?  Why are you leaning to PG county?

I am sure you signed an agreement with Property Management Pros.  File a suit against them too.  Failure to perform lost income, and anything else.

Way to go Frank.  Do you plan to hold it.  How long did the project take?  Did you have to make any zoning changes?

If you have a lease you should be able to evict between 4 and 6 months.  Property Management Pros sounds like some franchisey setup.  Baltimore  is not unique in that you need a good property manager on the ground.  Ask for all the paperwork property management pros has filed on your behalf.  Fire them and get a new property manager.  Send me a PM and I will give you a name.  Good luck!
