You can go ahead and quit claim it into your LLC. However, I would reach back out to the title company you used to ensure that your policy would still be in place after the transfer from yourself to your LLC occurs.

It all really comes down to having the right team in place in the market you are going to be investing in. If you have the right people to help you in the process and that will offer you transparent and honest communication, along with all the pros and cons associated with the marketplace, then it can be great. It all comes down to the finding the right turn-key provider or property manager.

If it is something you would buy and it just comes down to price, then yeah I would make an offer. the worst thing that can happen is the seller declines. 

Joining a local real estate group on Facebook isn't a bad idea, so that you could ask other investors their recommendations. I would also try to interview as many PMs as you can , and ask as many questions possible. Ultimately, you should go with the one that appears to be the most transparent and that sets the right expectations. PMs , salespeople, etc that generally paint a perfect picture, aren't showing you the whole picture.

 I would run this scenario by your real estate attorney. They would be the best bet in guiding you.

 We are far from perfect as well. But this right here..... this is a solid answer. I am going to second what Micheal said. Class C cannot be handled the same way Class A is.

For starters, if you want to manage properties for others, you should get licensed as a real estate broker and pull insurance. That is the first step.

Do you have a property management software you are using? A lot of the pm softwares offer the ability to have applications sent out for screening. Not sure the size of your portfolio and if it is personal or you are managing for others, but if it is the latter (or you have a decent size portfolio) it might be worth while investing in that.

Make sure to add Detroit, MI to your list, if you have time. A lot of good things are happening in the city.
