Most sellers right now want fast, easy, and headache free sales. When someone offers FHA/ VA there are restrictions/ requirements involved for the home to be approved. So in todays environment (especially places like Burbank) you will have double digit offers on homes. If the seller is choosing between conventional and VA its almost always likely to be conventional unless you offer is substantially higher. Often times as well the appraisers for FHA/VA can be tough. Seller weighs the risks and is often why VA FHA don't win in this environment. But your broker is right, its still possible, just a lot less favorable.

@George Griffeth Doesn't matter what area. becoming a real estate agent is not an amazing accomplishment. The test is nothing difficult, but the reason why the fail rate for agents is incredibly high (above 85%) Is because it's a hard career to survive in. We only see the ones out there that do great, but we don't see the 85% who give up. Also, the 85% is a huge number, the ones hes talking about generally fall in that category, but not all of them. Some are active and just rude to deal with on all fronts.

Hi Sharon.  My comment for rentals applied to house hacking as well. Especially when cal tech, pcc, and the art schools open back up. You will have 0 issues house hacking. Even without them, many people in different industries are often looking for affordable room Rentals.

Good Morning and welcome to BP. Thank you for the thorough post. I’ll do my best to answer your questions. I had a very similar journey as yours when exploring so cal and fell in love with Pasadena just the same. 
1. you don't need to know anything about renovation, I know a lot more now than I use to, but trust me, I hire professionals for a majority. If you have a high paying job, put your time into that and learn what you want to learn on the side. I love ADU's and have been doing them since 2017/ it's an incredible way to add value and income to your property.

2. For the somewhat bad news. Pasadena and many of the surrounding areas are pricey. If you are maxed out at 850 it’s only going to leave you with the home that are under 1000 square feet and have lots under 4000 square feet. If you are north of the 210 and west of lake you may have a few opportunities that pop up but it will likely need work, but that still purchasing it at a relatively high price. You should continue to look always, but just don’t want to give you high hopes in today’s reality. El Sereno for example has homes that still fit your price point, but I still see/ sell homes that exceed 850 all the time. 

3. There is never ending demand for rentals in these areas. Especially for single family type rentals. Studios with no attached walls and a laundry unit?? Rented in a day using word of mouth. 

4. Detached garages are your friend. Is it necessary? No, but there are existing walls and a roof so it will cut your costs down.

@John Moore wish I could say I'm surprised but I am not. She had to choose how unethical she wanted to be, but she is by far not the only one. people reach out to me on any listing I have and ask me to rep them. I say no and offer them an agent in my office. My duty isn't to you its to the seller, (or buyer on the other side). So I am either getting you the best price and screwing over the seller or vice versa. If you were the only person offering... then maybe, but in multiple it's no bueno.. It's also not really that she liked that person more, its more or so that s/he got to her first, and she already presented the option to the buyer before you arrived, she was probably not trying to make it harder on herself and the seller to make a choice. Anyway, it happens all the time, just as you aren't loyal to her as an agent she isn't loyal to use as a consumer
