Agent playing games, has this happened to you?

Called and spoke with the listing agent. She explained they had 2 NC offers on table. She told me a ballpark on price to be considered. I ran numbers and called her back to discuss. No response.  Texted agent to draft and submit offer on my behalf no luck.

Called next day, she said one buyer is aggressive and offered to give her the listing post close, all cash, NC, clean terms. I said thats fine, we have not even discussed my offer as you have not drafted anything for me. Note:  she is going to rep that other buyer too.

Simply put, I said I will match their terms and come up in price. She still hesitated and said well maybe, but then would have to tell the other buyer, they will come up in price and then we will go back and forth.

Note: she has never worked with the other buyer, but I guess she likes them more.

Not just completing with other investors for properties but now fighting with agents to even submit offers.

@John Moore wish I could say I'm surprised but I am not. She had to choose how unethical she wanted to be, but she is by far not the only one. people reach out to me on any listing I have and ask me to rep them. I say no and offer them an agent in my office. My duty isn't to you its to the seller, (or buyer on the other side). So I am either getting you the best price and screwing over the seller or vice versa. If you were the only person offering... then maybe, but in multiple it's no bueno.. It's also not really that she liked that person more, its more or so that s/he got to her first, and she already presented the option to the buyer before you arrived, she was probably not trying to make it harder on herself and the seller to make a choice. Anyway, it happens all the time, just as you aren't loyal to her as an agent she isn't loyal to use as a consumer

I commented on your other post, but I'll copy it here. That listing agent is not acting ethically at this point.  If there are multiple offers and negotiations need to happen, her fiduciary responsibility is to her clients...how can she do so if she is representing more than one?  Simply, she can't, but I'm sure you've seen enough agents out here to know that we are not all created the same.  In this market, I'm surprised the other buyer is even working with her as the listing agent.  It's so unnecessary and doesn't get you any benefit.
