As a local to Pasadena and staying in Chicago right now i totally align with you. Have you found local meetups near you? I actually also own in MO (KC side) so there is potential for you to do something great in many parts of the area, and once you reach a level of cash flow that gives you the comfort to come back to the sunny side then you will have setup a nice foundation to do so.

Hi Michael, 

because of the zoning (if it is R3) and what it sounds like from your post it was owner occupied, your lot can be appealing to a developer. The minute you rent it out though the value of the land value in a developers eye will drop because of a newer law that passed this year called SB8. It will continue to have its value as a single family home and there are some other laws in CA that allow you to do more to add units to the lot if you decide to go that route (SB9 for example). These can be used if you decide to hold instead of sell, and can add value to the property by leveraging debt against it to build another unit. Because of the location and the low tax rate on it, it is hard to justify a sale, so if you can figure out ways like I mentioned above to hold and maximize that would help in the long run. You can also utilize that to hold rent and buy something in Arizona. There are a lot of avenues you can take based on your situation, but those are just some examples.

Welcome to our relaunch of our previous Real Estate meetup group. Due to inactivity due to Covid, our original group was deleted and now we are re-launching it under the same name.

This is a casual meetup for everyone (new and seasoned) to just hang out and chat about anything Real Estate related from local to out of state investing. This will also be a great way for everyone to expand their network, share their Real Estate goals and help each other brainstorm on how we can help each other achieve our goals.

My partner Nabil Suleiman and I will be hosting the event. We are local full time investors who buy, hold, flip, develop, wholesale and sell local and out of state properties. Nabil is also a licensed Real Estate agent with lots of expertise in the local areas. I am a full time local flipper/developer and out of state investor. Nabil and I share the long term goal of building financial freedom through cash flow. Combined with our experience and knowledge Nabil and I are passionate about helping others achieve their goals.
There will be absolutely no sales pitching.

@Account Closed Dennis Block is well known in LA but more or so for evictions, might be a good one to call and talk to.
