Post: First Direct Mail Campaign

Hello Fellow Investors,
I wholesale properties in the South Florida market, I've done a few deals but I'm not quite where I want to be yet. I'm looking to launch a direct mail campaign to an inheritance list in the upcoming week or so to have consistent deals in the pipeline. I somewhat know how to structure the yellow letters I'll be mailing out. I know I'm not suppose to put my website or my email anywhere on the letter, I'd have to make it short and sweet. I have a few questions on how to go about this campaign though...

Should I get a google voice number and put that number on the Yellow letter or should I put my regular phone number ? 

Lets say I get a list of 500 potential leads, Do I send a mail piece to all at once? or should I do 125 mailer pieces each week.

I was thinking about hiring a Virtual Assistant to manage the lists for me aswell as market for buyers and a ton of other good stuff.

I'm a wholesaler. My intentions are to put these 12 properties under contract and flip them to a cash buyer like a regular wholesale transaction

Hey Guys
My name is Willny and I'm an investor/ wholesaler here In South Florida. I recently ran across an owner who is looking to sell 12 SF homes in West Park, FL.  All rented out for average rent price in the area, 11 of them have efficiencies and therefore produce more cash flow. 

I wanted to know, When selling these properties as a bulk sale, How would I catch the buyers attention ? 

What would pre-qualify this deal to be a great deal for a bulk buyer ? 

I've never wholesaled a package of turnkey properties and I'd love any info I can get

Hey guys My name is Willny Guifarro and I'm a recent high school graduate. I've done 1 wholesale deal before and I'm currently closing on my 2nd deal 😁 I found a lead on Craigslist for a house and if was an absentee owner. He got a $300K house for just $27K after winning it at an auction. The owner ended up flipping it to me for $47.5K and I recently found a buyer for this property for $215K. All in all, this deal is netting around $140K after taxes. Glad to say that I'm very excited to be in this industry, I've been preparing myself for this moment all my senior year. Like I honestly didn't go to any senior events or hang with "the crowd". Just spent my days on my laptops trying to get a deal cooking and I'm proud to say that all the hard moments paid off .
