My biggest mistake would be marketing the property to buyers without having the property under contract. I use to be so confident that the paperwork will get signed, I started preselling it to get a head start. Long story short, Buyer either circumvents around you or Seller ends up backing out last minute.. Either way, the deal goes nowhere. Lesson learned

I'm looking to purchase multi-family properties in South Florida. I have several realtors/wholesalers sending me deals and the deal with highest cap is 8%.. Is that normal for this market? If your buying multi-family, what cap rate are you usually buying at ? Thanks
