@Sam Shueh can you elaborate on renter vs owner ratio? Which one is better? More owners which means less competition!

How can you find a good broker who you can work with to flip or team up on investment properties? I’m open to look into any metro area in US.

Hi, I found a good condo & I know the area of it very well. Condo is in an excellent condition, located at a golf course. When I did my math, I found that the condo is going to barely break even (target Rent vs mortgage + management fees). Would you pass on this case? Or would you take it? What else you should consider for investment condo or SFR? Thanks

Interesting point @LaSean Smith for this tip. I was under the impression that condos are good for rentals "buy & hold" without thinking about the HOA control thing.

Hi,

I am looking to tweak or update sample agreements for a flip profit between investor, agent and contractor. Given, the agent and contractor are not putting cash by managing the flip while i am a passive investor.

Let me know what i need as docs to distribute profits on the flip.
