Hi Bryan. How long have you been searching and marketing for? From what I'm hearing deals in Houston are coming not so easily. If you have been listening to the shows here on BP the answer to the last questions in the "Famous Four" section ALWAYS reminds us to have "consistency and persistency" as guest Jerry Puckett put it. Hi Hellen, I'm super excited about getting into RE investment. By nature, I'm a little cautious and I need to know what's going on out there in the world before I play the game. I've been reading a lot about this topic too. To expand my learning and get some experience I've decided to get my RE licence. I plan to work with a real estate investment company as an acquisition agent. The company will give me the tools (education and experience) to do my job better and I will become a good investor, personally. Its a win win...or at least that's what I'm thinking. Belinda is right. As a licensed agent you are held accountable to a higher standard and you have disclose by law you positions when buying or selling properties even for yourself. Some people view this as a hindrance and they have a very strong point. You got to go with what you feel works for you. Having your licence does have its merits but then you really don't need it to get into the game.

Jason, as far as filling your LLC docs go, you should be able to do it on your own with a little bit of research. Texas is a super business friendly state and makes things a lot easier. I set up two of my companies myself. But if you don't want to mess with it and rather pay someone to file the documents for you then any small business lawyer/ escrow lawyers should charge you between 300-500 depending on the type of your filing. I would recommend calling Lawrence Ballard. He is a really nice and one of the most honest persons I have had the privilege of working with. He helped me setup one of my business entities just recently. He is based in Dallas he should be able to take care of your needs over the phone/email. Feel free to call him: 972-392-2700. Good luck!

Jake Kilfian I would just get a RE agent and pay him the small fee to make sure everything is done properly. On a different note I'm sitting here shaking my head trying to imagine the conversation between you two:

He: I want 50K for this property
You: How about 25K?
He: Deal!
You: Oh...
You: ***!? WHAT DO I DO NOW????? ****!!!! lol

Hello aspiring and inspiring BPs!

I was wondering if any of you are familiar with a nice web tool such as simplymaps that we can use to do ring demographic analysis for 1 mile, 3 mile, and 5 mile radius? I know that census has lots of information but they don't offer tools such as simplymaps's custom settings. Any ideas?

Raky Patel Hi Raky, I'm from Houston as well and have seen numerous flyers, marketing materials, and have even heard them on the radio show as well. You are correct to assume that they are like LSU. I try to stay away from them just because I have found answers to my questions either on BP or books at the local library. If I had to join an organization (which is an excellent resource to physically meet like minded people) I'd only join the RICH club...but thats only for mingling and getting to know the local players here in Houston.
