Hello Everyone, I recently heard a credit score improvement company featured on the Bigger Pockets Podcast. It works for Mortgage Brokers who want to improve their clients score and consumers who want to improve their credit score. Does anyone know the name?

This is a great topic. Thanks for keeping us all updated. I live in Oakland and own rental properties here. I also lived in San Francisco for many years. Lawmakers in California are following the trends of Oakland and San Francisco because they are pandering to the majority of their urban voters who rent. Most large urban cities in California will have some form of rent control eventually. As property owners and landlords we make make easy targets for urban political smear campaigns. Urban voters are very easily swayed to vote for Rent Control because they believe landlords are inherently bad and treat renters poorly. They've never owned property and don't understand how much investment is required for upkeep and maintenance. Homeownership in California is trending down from 60% in 2006 to 55% in 2018. More and more voters say their rent causes financial hardship. Their politicians listen. Our population is becoming more urban. Homelessness and the housing crisis make great click bait and headlines. Voters remember these headlines. Urban cities in California are also voting against short term rentals like Airbnb because they feel these services take away from rental inventory. This was passed in San Francisco where Airbnb was founded and has their HQ. Listings dropped by 75%. This further limits our ability as property owners to control the assets in which we invest. Unfortunately the political marketing machines of property owners and our supporters aren't sophisticated enough win in dense urban areas. I hope they can evolve to support our needs.

Hey Emanuel. I’m in OAKLAND and had a similar problem. The OPD has a department responsible for removing abandoned cars from properties. I have their email and phone number.It’ll take a little while but they are generally good to work with. DM me if you want the info. 

Hey BP- I need to submit a notarized letter to the city of Oakland stating my property has been vacant for more than 60 days. Does anyone have a form letter they've used for this purpose and are willing to share? If not do you know what's required? I've scoured the internet and can't find a similar letter. Thanks, Tim

Hey Anwar. Are you looking for a full-blown architect or someone who can help you with design plans and structural drawings/calculations? I've used a very good structural engineer and designer to help with my builds. Much more affordable than an architect, especially if you need simple design work or plan on doing structural work since you'll need the engineer regardless. A structural engineer holds an architects license. Let me know and I can make an intro.

Nice post, Chris, Amazing how many cash deals there are in some areas. East Oakland/San Lorenzo/San Leandro is unexpected. 

Happy Friday everyone! I'm considering accepting a short-term loan from RealtyShares for my owner occupied duplex project. To work with RealtyShares I need to buy the property through my LLC. Since this is a costly short term loan I'll want to refinance ASAP. Will I be able to refi into a traditional owner occupied loan since the property is held by my LLC? Or will I be forced into a commercial loan? I talked to a traditional lender and he said he can't lend to a LLC.
