I want to wait until the contractor got here before responding. 

Yes, after he went through the skimming process, it appears that the gauge glass remains stable when the heat is on. I checked the low water cut off, and it seems to work OK now. I drained the water, and after the water went below a certain level, the re-feed kicks in. 

Initially before the skimming, water keeps coming into the gauge glass and bouncing around like crazy. 

Does anyone have a formulas to calculate how big of a system I need?

My house is 1520 sq ft ish. I have 5 active radiator steamers. I think they range from about 5-10 columns. 

My current replacement system is a Slant Fin, Galaxy (Gas Fired Steam Boiler) GXHA-100 *.

CSA Input BTU/HR = 100,000

DOE Capacity BTU/HR = 81,000

Net Ahri Steam sq ft = 254

Net Ahri Steam BTU/HR = 61,000

When we are talking input and calculation, which one of the above numbers is important?

FYI: To be honest I had no idea how/why the contractor pick this system with this input ... etc

Hi 

So I had a contractor removed and installed a new steam boiler. 

He is supposed to come back and do a skimming on the system after 2 weeks, but he never came back.

My urgent question:

- The automatic feeder that he installed along with the boiler keep (re-feeding) even after it reached max level

Remaining Concern:

- The thermostat never reached what was set. The room temperature is always below the thermostat temp by 2 degree. I showed it to the contractor, but there was nothing he could do. (our old heat, the room temp reached the thermostat)

- The heat/room seems to take so long to achieve or reach the thermostat. (old system, set to 72 degree, and it took like 10-15 minutes to reach it). The new system takes forever (1-2 hour), is it normal? Is the system too small for the house or just an efficiency design for the new system?

What is your thought?

@Account Closed raise rent on sec 8 tenant is the same as anyone else. 

You send them a rent increase form, in which they will notify housing authority. House authority will then contact you or send you another form to fill (blah blah). It will/can take housing authority up to 60 days to conclude the decision. If housing authority does not compensate for the tenant, the tenant has to come up with the amount. At that point, if the tenant can't pay, you can either kick them out or re-negotiate the rate. 

If either the tenant or housing authority agreed with amount, you will re-sign the new 12 months lease. Then after the 12 months lease, the tenant automatically transition to TAW. 

All this information is applicable to MA only.

Note: sec 8 re-inspect annually. Sometime, it costs money to address all the issues. At the minimum, I raise rent annually to cover the inspection cost.

You can't do any screening before they signed off to give you permission. Even if they gave you a name, it could be a lie. You only do screening once people start applying through the application process.

Ideally you can show to everyone that request a showing. If your market is demanding, you can filter some out through questions that might not consider discrimination.... like why are you moving from your current resident, what is your total income/month, ... etc By starting the conversation, you will have a feeling who you want to let into your house.

Overtime, you will gain experience, and the moment they open their mouth or response to those questions, you don't even want them to step on your premise.

FYI: I am at a stage now that how they respond on the phone or how they present themselves at the showing, I know if they are a fit. If I think they are a fit, I explore the pay stub, credit report, eviction, ... etc

@William Fisher probably want to have an attorney draw up the application and rental agreement to make sure you are not breaking any law. You can use the screening/background check through BP. Pick an option to have the tenant pay for the service directly. Tell them during the showing that once they passed the application filter, you will send them to a 3rd party background check company. 

Take a copy of their driver license on the spot to get the legit full name. Then google it out for sanity check ....

@Jake Walroth Yes if they are ok signing new lease, then add the 50/50 split, lawyer fee clause in case they sue you or you have to take them to court ... etc. Collect any deposit in an installment method if you don't have any in place ... 

For me, I assess tenant on basis-basis, I have inherited TAW, where I don't disturb them period if they are good people. Some tenants that I have funny feeling, I went through aggressive paperwork on them (default into an eviction mindset on the spot).
