should i sell this rental or keep it???

Greetings RE pros,

 I wanted to get some advice on if i should sell my rental property? Please see below details.

I have a fixed 25 year mortgage with 3.375% interest rate. currently renting for $1925 with expense and everything i net about $50-60 cash flow in San Diego Otay ranch area. 

I have a about $10K equity since i bought in 2011. Do you think i should keep it or should i sell it? Thank you very much for your opinions!!!!

@Disi Zhao the question I would ask, why did you buy that property in the first place? Did you want cash flow or appreciation? Your cash flow does not look too good. Your equity seems minimal. 

Do you think your market will appreciate fast enough? then,  hold it another few years (assuming you can sustain the maintenance and any negative cash flow) ...

If you are struggle with the maintenance and suddenly got nervous about negative cash flow, then sell it. 

You might need to think about an exit strategy before the acquisition in the future ??
