I'm starting to take a look at Hagerstown myself. What is it about that market demographic-wise that makes it work? Any keys to look for in the multifamily market there?

welcome Josh, I'm no expert, but I would dig a little deeper to find out what you're equity would be if you sold it, and how much you could stand to make after closing costs. Also I would take a look at increasing rent if (you can validate doing that) to at least break even. Another option is to use a friend/or someone you know in the area to manage the property for you for a lower price. 

The home is still an asset that you can leverage, but the opportunity trade-off needs to be looked at for you.

@Brandon Bryant welcome to BP, being single gives you the flexibility to house hack, which means you can live in your home and rent out rooms and/or make improvements over time to achieve or increase cash flow/value. I live in Clinton and haven't hit a REIA yet but plan to in the near future. Maybe we'll run into each other.
