Hey everyone, just an update from today. We stood strong and HUD accepted our offer without any other bids coming in. I think that if they would have lowered their list price by even $10,000 they would have had some action on it, but they didn't. It was on the market for 101 days. Thanks for your guidance because without it we may have bid too high. We ended up getting it for $45,000 less than their list price. @Andy Chu @Dell Schlabach @Theresa Younce

List source is a great place to start.  If you are looking for someone to handle the mailing also I would suggest Yellow Letters.  They are awesome.

We recently bid on a HUD property. They initiated the counter offer process on the property, but the counter net is more than we feel we should go on this one. Has anyone had any luck getting a bid accepted that is lower than the minimum acceptable net to HUD? For example, if no one else bids on the property or it stays on the market longer than the bid window and they do not accept an offer?

I think you could go either way.  If you purchased the items yourself you could keep them to reuse in the next flip or offer them to the potential buyer, reflected in price of course.  Alot of people are looking for a fully furnished house. If you put that in your listing that would definitely grab those buyers and put you ahead of other listings.  Personal preference in my opinion.  After staging our last house we decided to keep the furniture to use on our next flip.  However if the buyers would have shown any interest we would have negotiated that into the price.

I will definately be going with the "We Buy Houses" route. I also agree with catering to all people.  Thanks for the feedback.
