Hello everyone, I am looking to JV with a Real Estate wholesaler who is currently working in the Twin Cities Metro area. Our company is growing and our lead traffic is expanding. With the amount of response we have been getting we need to add to our team. We pay for all of the marketing! We also have a system in place to pre-screen the leads and comp properties. Then we send them to you to negotiate, get out to your buyers list as well as ours, then close. We then split the profits and on to the next. Wash, Rinse, Repeat. Thanks @Charlie DiLisio, I do believe the new buyer would qualify for VA financing when he is able to get financed. The potential buyer did recently have a foreclosure so I am looking at possibly doing a subject to with lease option to buy. I will need to see how long he has paid on the existing loan. I did find out the property owner still owes 180k on the first mortgage and there is a home equity line of 18k which brings it to the 198k. I am not sure how to wrap it in this way to take over payments so that will be the way I will have to move forward.

@Account Closed, I do see what you are saying with tying them up on the next purchase. I did leave out and should have specified in this situation they are retired and have another house they will be moving to that I believe was left to them so there will be no need for VA financing. Great point though!

I recently came across a possible deal. I have a motivated seller who would like to move their property. The property as it sits is probably worth $220k. The Seller owes $198k. I estimate repairs would run 30k not leaving me much room for profit after closing costs and realtor fees and an ARV of $230k. It got my wheels turning. The seller told me he would walk away if I would pay what he owes. In looking into it a little more I found out he has a VA loan on it. I would like to structure a subject 2 deal where I put it under contract and have a 2nd party interested to purchase it with a contract for deed. My first question would be is this even possible with a VA loan in place and 2nd question would be how to structure this deal? Thanks in advance for any guidance.

I've heard good things about Lead Propeller.  I haven't used it but have read that it is an all in one. I believe it will cost $49 a month. There is a lot of info on BP about it if you do some digging.  Good luck!
