Does anyone know of any problem with renting to the buyer for a couple of months to help with the FHA 90 day flip rule issue?

Two updates:

1. My original question related to the definition of acquisition date as my settlement statement is as of 6/10/16, but there was a delay of getting access to the house due to a signature problem (mom died, 4 children as heirs and one them was in prison.  This item is still a point of confusion.  

2. I learned yesterday that USDA loans do not have a flipping rule.  I am hoping that helps my situation.  It is always good to go to the USDA eligibility website to see if your property is eligible!

This FHA 90 day flip rule certainly causes confusion.

I am getting conflicting info of which date to go by as far as the acquisition date to use for this time measurement.  

My deed is dated as of 6/10/16, which gets me to the 91 day mark this week.  I have a full price offer on the line.  

However, the deed was not recorded at the county until 7/1/16, which put me at 9/30/16.  The delay related to the settlement company being backed up as well as a problem with a signature.

Which do I go by? 

Where is the best place to buy granite in Tulsa?  What $/SF range you have experienced?

Has anyone had luck finding a insurance provider that offer any type of coverage to help with the replacement cost of expensive items such as A/C units or boilers?  I have heard American Modern offers something along these lines. 

Not necessarily a investment property, but I wanted to spread the word that I have a nicely remodeled entry level to second tier home available in the great little town of Midlothian.  Great location that is just a short walk to the high school.
