 My advice is to let them do all the talking, then repeat back what you heard, this gives you a chance to catch your thoughts, sometimes repeating things allows everyone to hear the same thing!  Talk slowly, use short sentences, that way your not rambling : ) and thus sound more seasoned HaHa.  I'm a newbie too and this is an exciting new path!

Hello everyone, I am finally making steps to get out of the rat race! I am interested in subject to's and the lease option as they look like creative vehicles for sellers, buyers and realtors. To start I think I will follow advice and learn the wholesale side of things , very interested in HUD homes. I am so appreciative to all those that share on BP forums, podcasts and books! While I have read all the ways to get started I really would like to know what a good real estate attorney and accountant will do for you, so that I can make sure I am getting that as I start out.

I am not limiting myself to CALI and I'm available to assist so that I can learn!  My goal is to achieve WEALTH that as being defined as having Passive Income that Exceeds my Living Expenses!

I am fastidiously educating myself regarding wholesaleing and I appreciate your post as well as the responses from the community.

My question for the community is: in your experience can you describe the sellers knowledge of their property's value?  With so much technology it would stand to seem they would have a sense of the values.
