Hello BP

I have read few real estate books and would like get good recommendation on books. Books that are read so far are Rich dad, cash flow quadrants, Millionaire real estate and 4 hour work week.

Please suggest your favorites. Atleast 1.

None this year, because of the bidding war in the real estate market. Novice investors paying over the asking price and didn’t want to compete and pay too much. Still have some multi and single family portfolio. Looking forward to 2021.

Take the first step is the first practical lesson. Invest in a property that got potential in cash flowing. Not a huge rehab.

At the End of 2019, I sold one of my single family and 4plex which is in a market that was giving constant headache. Holding onto multi which are good income producers. Prices doubles.

Covid is certainly a concern. Here is my plan. I am going to send them a 60 day notice of rent Increase from 500 -> 650. I dont have an Active lease with the tenant and the lease expired. any advice on that. ?

Thanks for your valuable feedback and insights. With respect to the Unit, to be honest, I saw the inside when I bought the property 4 years back (lol). May need new paint, flooring update and appliances. And I have budgeted some money for the upgrade to attract the good tenants. If things work out, I may be going with a PM.

I have a long term tenant, who is paying $500 for a 2 BR, 1 Bath apartment unit. Current market rent is $950 per Rentometer.

I don't have an lease agreement with the tenant which was expired long time back.

Please let me know how to proceed with a rent increase. (Also, Tenant is single and was paralyzed due to stroke). City is Athens, GA

I self manage my rentals and looking for a software where I can send to potential tenant applicants where they can complete application online, background check, credit check etc and finally the Lease agreement. Any free website or low cost websites. I dont have many properties for now.
